FXM Properties is a London-based property management and lettings consultancy. We handle compliance, lettings, refurbishment projects, and guaranteed property sales for landlords â so you can enjoy the benefits of property ownership without the day-to-day hassle. Founded in 2022, headquartered at 27 Old Gloucester Street, London WC1N 3AX.
We’re not an estate agent. We focus exclusively on existing landlords who need help managing compliance, lettings, and project delivery. Every service we offer is built around this year’s regulatory requirements â AML checks, EPC upgrades, deposit protection, and the Renters’ Rights Act â so your portfolio stays covered while you get on with your day.
Time-poor London landlords with one or more rental properties. Some have accidental portfolios (inherited or let by default), others run multiple buy-to-lets or HMOs. What they have in common: they don’t have the time or appetite to track changing regulations, manage contractors, or chase paperwork themselves.
Compliance Management
We manage gas safety certificates (CP12), electrical installation condition reports (EICR), fire safety assessments, EPC ratings, and deposit protection â tracking and renewing each before they lapse, audited against the latest regulations. We also handle Anti-Money Laundering (AML) checks on tenants, guarantors, and landlords as required since May 2025.
Three major rule changes are already live, with more on the way. Mandatory AML checks for all letting agents, the Renters’ Rights Act phasing out Section 21 no-fault evictions, and tightening EPC minimum thresholds. Fines for non-compliance fall on landlords personally, not just the agency. We keep you ahead of these changes.
If you’re our client, you won’t. We track every certificate, licence, and inspection deadline in our system and renew them before they expire. If you’re not yet a client and have let something lapse, we can audit your portfolio, identify gaps, and prioritise urgent items before the council does.
Yes. HMO licensing requirements vary by borough and are frequently updated. We manage the full licensing process â from initial assessment through application, inspection coordination, and renewal â ensuring your HMO meets all current fire safety, space, and management standards.
Property Management & Lettings
Everything from marketing your property and conducting viewings to tenant referencing (with AML and right-to-rent checks built into every application), rent collection, routine inspections, maintenance coordination, and compliance tracking. We handle the lot so you don’t have to.
Every tenant goes through comprehensive referencing â employment verification, income checks (typically 30x monthly rent as annual salary), credit history, previous landlord references, and right-to-rent checks. AML checks are mandatory for all letting agents since May 2025, and we’ve had them built into our process from day one.
We market properties across major portals, conduct viewings promptly, and use data-driven pricing to match current demand. Our average void period is below the London average because we price realistically and move quickly.
We coordinate all maintenance â from routine repairs to emergency callouts. We work with vetted contractors, provide upfront cost estimates, and keep you informed throughout. For larger works, we manage the full project including quotes, timelines, and quality checks.
Yes. Rent is collected monthly and transferred to you minus our management fee. If rent falls into arrears, we follow a structured process â early contact with the tenant, formal notices where required, and escalation to legal proceedings as a last resort.
Project Management
End-to-end oversight of refurbishments, HMO conversions, extensions, and EPC upgrade works. We source and manage contractors, oversee timelines and budgets, ensure quality standards, and provide regular progress reports. Typical projects run at approximately £833/m² on budget.
All contractors are vetted, insured, and assessed on previous work. We obtain multiple quotes, negotiate on your behalf, and monitor progress against agreed milestones. If issues arise, we handle them directly â you don’t need to manage contractor relationships.
We build contingency into project plans from the start. If something unexpected arises, we notify you immediately with options and cost implications. Our role is to protect your budget and timeline, not just relay contractor messages.
Yes. With minimum EPC thresholds tightening for rental properties, we manage the full upgrade process â from initial assessment and recommendations through to works completion and re-certification. We coordinate insulation, heating upgrades, and other energy improvements to meet current and upcoming standards.
Guaranteed Property Sale
If you need to sell a property and can’t find a buyer, we guarantee a sale or purchase it ourselves at your agreed price. No sale, no fee. Completion in as little as 60 days, backed by our pre-approved cash buyer network.
No. Our guarantee is straightforward: if we can’t sell your property at the agreed price within 60 days, we buy it ourselves. There is no fee unless the sale completes.
We cover residential properties across the UK, including properties that may be difficult to sell on the open market â tenanted properties, properties needing refurbishment, leasehold flats, and properties with complicated titles. Contact us to discuss your specific situation.
We conduct a thorough market assessment based on comparable sales, current demand, and property condition. The agreed price is one you’re comfortable with â we don’t pressure you into accepting less than your property is worth.
Sales Progression
Sales progression bridges the gap between offer accepted and completion. We coordinate solicitors, mortgage brokers, surveyors, and all stakeholders to keep transactions on track and reduce fall-throughs. This is particularly valuable in the current market where delays are common.
The average UK property transaction takes 12-16 weeks from offer to completion, with many falling through due to poor communication between parties. We proactively manage the chain, chase progress, resolve issues, and keep everyone aligned â dramatically reducing the risk of your sale or purchase collapsing.
We maintain a network of vetted professionals â solicitors, mortgage brokers, surveyors, and finance experts. You’re welcome to use your own professionals, but our network understands our standards and timelines, which speeds up the process.
Regulatory Changes for Landlords
The Renters’ Rights Act is restructuring the private rental sector. It phases out Section 21 no-fault evictions, rewrites tenancy terms, and introduces new requirements for landlords. Agreements drafted even two years ago may already be out of date. We keep your tenancy agreements and processes current.
Since May 2025, every letting agent must run Anti-Money Laundering checks on tenants, guarantors, and landlords. Skip one, and the exposure is personal â not just the agency’s. We handle all AML checks as standard across our lettings services.
Minimum energy performance standards for rental properties are tightening. Properties that don’t meet the new thresholds will face fines, and there’s no clear government plan to help landlords retrofit. We assess your portfolio now, identify what needs upgrading, and manage the works before deadlines hit.
Frequently. Housing policy shifts with each government and sometimes within a term. That’s why we audit compliance against this year’s rules â not last year’s â and proactively notify you of changes that affect your portfolio.

Fees & Pricing
Our management fees are transparent and agreed upfront before we begin. Fees are typically a percentage of monthly rent, with no hidden charges. We’ll provide a clear breakdown during your initial consultation.
We don’t charge for the initial consultation or portfolio audit. If you proceed with our services, any setup fees or deposits are clearly outlined in your agreement before work begins.
Initial compliance assessments are included with our management services. If you need a standalone compliance audit without ongoing management, we offer this at a fixed fee â contact us for a quote.
